Frequently Asked Questions at Shadow Way
We strive to process all applications in a timely manner. To help us be as efficient as possible, please submit all required documents at the time of your application. Our Processing Administration and Document Fee is $40 per applicant and a Holding Fee $150; both are due at the time you reserve an apartment. Shadow Way operates off a waitlist procedure, there is a prescreeninig fee of $14 to apply for the waitlist per applicant. Please contact our leasing office for more details.
We are proud to call Shadow Way an affordable community for our residents. We are an income restricted property which means you must meet income requirements in order to qualify to live at our community. To uphold fair policies, we use the same rental criteria to qualify all applicants which we would be happy to cover in detail if you'd like to schedule an appointment to meet with one of our leasing agents.
We communicate important resident information and community updates by text, email, or phone. Set up your preferred communication method at the time of your lease signing!
We are excited for you to call Shadow Way home! Our move-in expenses include a Security Deposit and First Month's Rent (prorated rent will depend on move-in date).

Your rent payment includes water, sewer, and trash which helps keep our community affordable for our residents. Rent is due on the 1st of every month. Never stress about making a payment by setting up automatic electronic payments through our resident portal!
Our resident's are our #1 priority. We strive to respond to all service requests within 3 hours to ensure your home is maintained to your satisfaction.
You can request a maintenance service request from the convenience of your own home, via our resident portal! You may chose to be present when maintenance arrives and give a preferred time, or you may give permission for us to enter with your absence. *Tip: download the Resident Portal App for even more convenience.
